Proposed Changes to WFCA CCR for the installation of fences
At the 2024 WFCA Annual General Meeting proposed changes to the WFCA CCR (Covenant, Conditions, and Restrictions) for the installation of fences in the five (5) neighborhoods of Bent Tree, Laurelwood, New Bent Tree, Olde Mill and Sweetbriar were introduced for approval by the membership. An approval of 66 and 2/3 is required to make the change. Of the votes available at the meeting the vote was unanimous to approve the change. However, not enough people were available to meet the voting threshold. Efforts are on-going to invite members to vote. It is important to note the justifications for the introduction of the changes:

(1) For at least the last five (5) years all requests from homeowners for fences have requested a variance from the current restriction of fencing being no taller than 4 feet to allow a 6-foot fence. The request has come from societal and cultural changes that reflect a desire for greater security and privacy. Additionally, more homeowners are needing taller fences to restrain their dogs.

(2) In response to homeowner's requests for variances, the WFCA Board of Directors initiated a straw poll to better assess homeowner concerns and preferences on a number of community issues. Rules have been adjusted accordingly. Those rules can be find on the tabs of "neighborhoods" and "bylaws" However legal advice indicated the proposed changes to the fence CCR required a membership vote.

The proposed official CCR can be accessed by clicking on the link provided below, but the WFCA Fence CCR essentially provides for the following changes:

Increases the allowable height from 4 feet to 6 feet

Provides for product choices that allows newer options than just the current wood and chain link options

Permits front yard fences not to exceed 3 feet in height

Provides for the option to install "open design" fences up to 8 feet in height in limited areas to keep deer from gardens or specific landscaped areas.
